The house is located in a very quiet side street only 6 minutes walk from the long sandy beach and various bays of the urbanisation Roche in Spain. The location of this modern, newly built property is the family-friendly urbanisation Roche. This part of Spain belongs to beautiful Andalusia, Costa de la Luz. The family-friendly urbanisation Roche was built in the middle of a shady pine forest and is surrounded by nature parks on three sides and the Atlantic Ocean on the fourth side. The well-known golf resort in Novo Sancti Petri is only a 3 minute drive away. The white village of Conil de la Frontera, which is one of the most beautiful on the Costa de la Luz, as well as La Barrosa, Chiclana de la Frontera, can be reached within 10 minutes by car.


During the planning of the property, special emphasis was placed on the generous character of the property as well as the bright, light-flooded rooms. Another very large window in the hallway and a door provide the upper floor with more than sufficient daylight. This terrace has an area of approximately 23 sqm and provides pleasant shade in the summer months.


There are 2 spacious master bedrooms with around 18 and 13 square meters on the 1st floor. Both have a 6 or 7.5 square meter changing room with daylight, of which the outer right has access to 2 terraces. Both bathrooms have large windows that offer sufficient brightness and a beautiful view of nature. The 3rd bedroom is located in the middle and of course has a nice bathroom and a large wardrobe.

All bedrooms have floor-to-ceiling glass sliding doors and access to the 43 sqm terrace from which you have a beautiful view of the pine trees and the pool and garden on the ground floor. This area is ideal as a place of retreat and relaxation to quietly drink a glass of wine or read a book. Furnishing:

The door and window systems are equipped with tinted and slightly mirrored glass panes. The frames of the sliding glass doors and the windows will have very narrow aluminum profiles to give the house an exclusive and modern exterior.


The bedrooms in the house will be fitted with motorized fabric blinds. A black-out blind is planned for an undisturbed night's sleep and one for the day with a 10% opening of the fabric. This blind allows unrestricted privacy in the bedroom during the day and at the same time the "pine needle on the tree" can be seen.


The air conditioning will be remotely controllable and, in addition to cooling, will have a heating and dehumidification function. The outlets also allow the room air to be evenly distributed.


In addition to extensive pine forests, the urbanization Roche offers a variety of leisure activities. In addition to water sports, there are cycling or hiking tours in the extensive pine forests as well as a walk along one of the most beautiful sandy beaches you can find in Europe. Our recommendation are walks at low tide in the early morning along the bays to the lighthouse. For us there is no nicer walk than this one, you have to experience it to understand it.


Of course, there are also walks or bike rides above the cliffs or in the pine forest along the river. Both tours end at the harbor where, with a glass of wine and a tapa, you can watch the fishermen at work or the boats coming in and out. A variety of other activities such as the climbing park, visiting a bodega, visiting the white villages, horseback riding trips, boat trips, surfing or just chilling on the beach to be able to process all the impressions and enjoy life.


Roche is probably the most beautiful luxury villa complex in Andalusia, surrounded by nature parks and pine forests on one side and the Atlantic beach on the other. Our family-friendly urbanization is located between the two beachfront white villages of Chiclana de la Frontera and Conil de la Frontera.
