Is the online booking plan up-to-date and valid?
Already confirmed bookings are considered in the calendar. Independent of this, we ask you to guarantee availability by sending us a binding request with the travel date and reference number of the object.
When is the payment of the travel price due?
The amount of the deposit depends on the travel date and the type of property. Usually 30% after signing the rental contract and the difference before arrival or on the day of arrival. Please refer to the contract for details.
Can a booking already made be cancelled?
Please refer to the rental conditions (see below).
Do the holiday homes have bed linen and towels?
According to the number of rooms, sufficient bed linen and towels are available.
Are the accommodations suitable for the colder season?
All the holiday homes on offer have air conditioning (heating/cooling/dehumidification) and some also have a fireplace, underfloor heating or central heating. Each house also has eiderdowns.
Arrival and Departure
From what time on the day of arrival can I move into the holiday accommodation?
The check in takes place from 15.00 o'clock. If the holiday home is not rented out before that time, you can arrive earlier by arrangement.
By what time must I leave the holiday home on the day of departure?
The check out will take place until 11.00 am. If the holiday home is not rented on the same day, departure can be later by arrangement.
Does the holiday home have to be cleaned before departure?
The final cleaning and the laundry is done by our cleaning team. The tenant is nevertheless contractually obliged to treat the entire holiday home and the property with care and to keep it clean and tidy on the day of departure.

How is the handing over of keys and house?
Usually we always welcome you personally at the holiday home to hand over the keys and house. In order to be able to organize this smoothly, we would ask you to inform us of your approximate time of arrival in good time and to call us 1 hour before your arrival in Roche. If you arrive later in the evening or during your lunch break, we will inform you by phone about the procedure.

Is there a weekly house cleaning and change of linen?
If you wish, we can organise a cleaning fairy for you for a period between cleaning and the change of linen. The price per hour is by arrangement.
When does the gardener come?
The gardener is allowed to enter the garden between 08.00 to 14.00 and 15.00 to 18.00. Silent pool cleaning starts at 08.00 and garden maintenance at 09.00. In order not to wake up our tenants, the visit is announced by ringing the bell at the front door from 10.00 am.
Rental contract/Payment modalities
Which services are included in the rental price?
The rental price specified in the rental agreement includes the costs of water and electricity as well as the final cleaning. In case of a long term rental of 4 weeks or more, electricity costs are paid by the tenant. On the first day of rental as well as on the last day of rental the electricity meter is read together and the costs are calculated accordingly.
How does the booking process work?
You will receive a rental contract between you and the owner. After both parties sign it, a deposit of 30% is due by bank transfer to the owner's account. The remaining payment before arrival or on the day of arrival. For details please see the contract.
Is a deposit required?
A deposit between 400,-€ - 1000,-€, depending on the property, is required. Before moving in, a joint inspection of the holiday home and the outdoor facilities will be carried out for the purpose of briefing and determining possible damage. For this purpose, a handover protocol will be drawn up, which will be signed by both parties after a joint inspection. On the day of departure, the deposit will be refunded after a joint inspection, provided that no new damage to the interior or exterior of the holiday home has been detected, and that any damage caused by the tenant is repaired or replaced by the tenant, if not possible in agreement with the owner. For this purpose, the rent deposit will be retained in part or in full depending on the damage caused. The excess amount will be transferred to the tenant after replacement or repair on presentation of the invoice. If the retained rental deposit is not sufficient to repair or replace the damage, the tenant undertakes to transfer the difference to the account known to him/her immediately after written request by the landlord or the agent. Please inform us immediately of any damage.
Are dogs allowed in the holiday home?
In the holiday home description you will find the dog symbol. If dogs are allowed, then maximum 2.
Cats are generally not welcome in the holiday homes, as the following tenant may have a cat allergy.
Are there any special rules?
It is very important that the dog does not bark and disturb the neighbours. Please be careful that your dog does not jump into the pool, leaves beds and sofas outside. Should there be any significant damage, this must be deducted from the deposit.
Do I pay extra for my dog?
No, there will be no extra charges.
Services in Roche
1. Roche has a Security Service that is active 24 hours a day. One of two employees patrols the streets of Roche while the other one monitors the cars entering and leaving the guardhouse.
2. Roche is a very quiet and family-friendly holiday resort where a lot is done for children. Brake thresholds on the road prevent anyone in Roche from driving faster than 30 km/h. During the summer holidays there are a lot of events for the very young and the adults.
3. Walking your four-legged friend on the beach is not without risk in the months from June to mid-October as the local police or the Guardia Civil like to impose a fine of up to 300,-€ per dog. At the surfing beaches that are preferably frequented by younger people, El Palmar or Caños de Meca, among others, you will find a lot of dogs on the beach. A nice option would be a walk above the cliffs to the lighthouse, along the river to the harbour or simply in the extensive pine forests of Roche. From October to May the situation on most beaches is much more relaxed and less risky to enjoy a beer together in the beach bar.
4. Every holiday home has a large rubbish bin which is emptied daily from Monday to Saturday in summer. In the period from November to May the garbage is collected on Mondays, Wednesdays and Fridays. There are containers for glass, paper, plastic and cardboard next to the Security House at the entrance to Roche and at the large roundabout.
6 months or more before the start of the rental period 40% of the total rental price is to be paid to the landlord.
3rd month to 6th month before the start of the rental period 60% of the total rental price is to be paid to the landlord.
30 to 90 days before the beginning of the rental period 80% of the total rental price must be paid to the landlord.
16 to 29 days before the start of the rental period 90% of the total rental price must be paid to the landlord.
From the day of the agreed rental start until 15 days before the agreed rental start 100% are payable.
Nevertheless, the lessor shall endeavour to provide a subsequent tenant.
If the tenant interrupts his stay prematurely, he remains obliged to pay the full rental price.
A cancellation or termination requires a registered letter or confirmation from the landlord. The date of receipt of the declaration by the lessor is decisive for this.
