The beautiful Villa has a heated pool and nice garden with pine and palm trees. 

The house is situated on a 750 sqm plot and has 180 sqm, located in a very quiet street in 5 minutes walking distance to the sandy beach of Roche Urbanisation. The living space composes of an external apartment (bedroom und bathroom with remote controlled ceiling fans, similar to one separated bedroom of the main house) and the villa which is built over 2 floors. 

The ground floor offers a modern and fully equipped kitchen that leads into an open planned lounge/diner which shows you out to a furnished terrace. In detail there are 3 bedrooms (one with a double and 2 with single beds) and a large bathroom on the ground floor as well as a large double bedroom with ensuite bathroom on the first floor which offer air conditioning. 

All rooms have electric heating. WIFI, SAT-TV and a parking lot are available. Outside is a BBQ area and a newly built 8×4 m heated pool with 6 sun loungers. A perfect place to enjoy your relaxing holiday. 

Located in the beautiful and quiet urbanisation (private residency) of Roche, you encounter here small cafes, a pharmacy, a small supermarket, a children playground and many sports facilities. Additionally, its wonderful and spacious beach over 6 km, with many small bays and a beautifully first line cliff restaurant “El Timon de Roche”, are inviting you for walks, biking and to watch beautiful sunrises and sunsets. 

Hiking, riding, mountain biking, volleyball, tennis – the nature park around the residential estate´s area offers lots of options. Another great experience is the challenging high ropes course near Roche situated in the sun-drenched pine forests. Roche is also located near to the local Golf courses of Novo Sancti Petri, Montenmedio, Jerez, Atlanterra, Puerto Santa Maria, Sotogrande and others. The white villages of Vejer-, Medina Chiclana de la Frontera are close by. Cities of Cultural Interest such as Cadiz the oldest town in Europe, Jerez de la Frontera renowned for its Flamenco dancing and Sherry, Sevilla with its many tourist attractions, Tarifa and Puerto Santa Maria are also easily accessible. 

In the surrounding area you will also find interesting places like the harbour of Sotogrande and Puerto Banus, Gibraltar, Marbella, Guadalmina, Sierra Blanca, Malaga and many other interesting places. May it be nightlife, excursions and sight seeing’s or sports activities and shopping trips, no wish stays unfulfilled in its surrounding area.
