The holiday property under construction is located in the urbanisation Roche which belongs to the municipality of Conil de la Frontera in Andalusia. The modern and bright holiday home will be completed in the first half of 2019. The modern light-flooded villa will have an open kitchen to the living room with large windows. Out from the spacious living room and kitchen, you will have a beautiful view onto the heated pool, garden, outside bar with its barbecue and the terraces.
Due to the large windows, the house is always friendly and bright and offers a beautiful view of the pool and gardens. FOUNDATION: slab with a 50-centimetre edge, in both levels with reinforced concrete Con500s, according to structure calculations.
STRUCTURE: waffle slab with a 35 cm edge, much better appropriated for this kind of buildings than the traditional slab.
SANITARY FLOOR STRUCTURE: in order to prevent dampness originating from the capillarity of the underground and to achieve a better thermal isolation of the floor on top of the foundation plate, a cavity floor system is installed – 55 + 5.
PILLARS: concrete pillars, RC-25, 30 x 30 cm and metallic pillars HE-B S275JR; according to the law, pillars have to measure 25×25 cm.
THERMAL ENCLOSURE: Insulation with rock wool, 8 cm: u-value = 0.39 w/k. Ceiling made of panels of rigid extruded polystyrene, 6 cm: u-value = 0.36w/k.
INSTALLATIONS: Aerothermal air conditioning is installed on the first floor, with contribution of solar energy.
AUTOMATION: Individual three-phase current by-pass line.
METAL- AND GLASSWORK: Laminated safety glass, low emissivity and solar control with a heat transmission coefficient of less than 1.4w/k Composition: 6+6/12/4+4.2 and 6+6/12/5+5.2 of Climalit laminated security glass. Minimalistic metal work with minimal thermal bridge break profiles, u<4w/k
PLUMBING: The pipeline sewer pipes are 160 mm and 200 mm when standards should be 110 mm and 120 mm.
